- Height. Going from 4ft to 6ft on the same material typically adds 20 to 30 percent. Going to 8ft adds more than that because the framework has to get heavier, not just taller.
- Gates. A walk gate is roughly $450 to $900 installed. A double drive gate starts around $1,800. Gates are the single most under-quoted item on cheap estimates.
- Removal of the old fence. Budget $4 to $8 per foot for tear-out and haul-away. Concrete footings on the old posts push this up.
- Terrain and soil. Marion County sits on a limestone shelf. If we hit rock at 18 inches, footings need different equipment. Loose sand needs wider footings.
- Access. If a truck cannot get within 50 feet of the fence line, every post, bag of concrete and panel gets carried. That is labor hours.
- Trees and roots. Working around mature oaks means hand digging and adjusted post spacing.
- Permit. City of Ocala and Marion County both charge fees. Expect $75 to $250 depending on jurisdiction and scope.
The five line items that reveal a bad quote
Two quotes for the same fence can differ by 40 percent and both be honest, or one can simply be leaving things out. Check for these:
- Post depth. A quote should name it. 24 to 30 inches is right for a 6ft fence here. If it does not say, assume 18 inches.
- Post spacing. 6ft on center is correct. 8ft spacing saves the contractor a quarter of the posts and concrete, and it is why so many Ocala fences sag by year three.
- Concrete. A full bag per post, crowned at the top so water sheds. "Set in concrete" with no volume named is a soft commitment.
- Fastener type. Hot-dipped galvanized or stainless. Electro-galvanized nails rust and bleed streaks down a brand new fence inside one wet season.
- Gate bracing. A diagonal brace or a welded steel frame. Without it the gate drags within a year.

Is a cheap fence ever the right call?
Yes. If you are selling in two years, a standard pressure-treated privacy fence does the job and vinyl will never pay back its premium. If you need to contain a dog on five acres, chain link or field fence beats anything prettier on cost per foot by a wide margin. What we do not recommend is buying an expensive material and then letting someone install it on 8ft post spacing to hit a number.
Financing and payment
